Another real estate fraud in Playas de Rosarito

En lo que tiene el potencial de convertirse en otro gran fraude inmobiliaria en Playas de Rosartio, donde los metas son estadounidenses incautos, Aries Administración Inmobiliaria, S. de RL de CV (Aries), el desarrollador de la Playa Bonita Condominios, supuestamente ha conspirado con la Procuraduría Federal de Protección Ambiente (PROFEPA), la agencia federal mexicana encargada de proteger el medio ambiente, para permitir que Aries promocionar condominios construidos en terrenos federales zona marítima.

Mapas elaborados por PROFEPA, e indicadores de límites de propiedad, indican claramente que las Playa Bonita Condominios que se ofrecen a la venta al los estadounidenses y canadienses fueron construidos en tierras federales. En mayo de 2013, cuando se investigaron una queja de que los condominios estaban en tierras federales y carecían de las concesiones federales apropiados para la construcción, PROFEPA optaron por ignorar sus propias mapas. In what has the potential to become another major real estate fraud targeting unwary American's in Rosarito, Baja California, Aries Real Estate Administration, S. de R.L. de C.V. (Aries), the developer of the Playa Bonita Condominiums, has apparently conspired with the Procuraduría Federal de Protección Ambiente (PROFEPA), the Mexican federal agency charged with protecting the environment, to allow Aries to sell condominiums built on federal maritime zone land.

Maps prepared by PROFEPA, and surveyed property boundary markers, clearly indicate that the Playa Bonita Condominiums currently being offered for sale to Americans and Canadians were built entirely on federal land. In May, 2013 when investigating a complaint that the condominiums were on federal land and lacked the proper federal concessions to be built, PROFEPA opted to ignore its own surveys . Instead, PROFEPA relied on decades old property records kept by the city of Playas de Rosarito, which showed the condominiums were not on federal land. In doing so, PROFEPA, a Mexican federal agency, illegally gave away Mexican federal land.

Concerned citizens have filed a complaint with PROFEPA challenging its ruling that the Playa Bonita Condominiums are not within the federal maritime zone.

Is Rosarito Beach still "stuck on stupid" when it comes to real estate investment fraud? It is incomprehensible PROFEPA would allow Rosarito Beach itself to determine whether or not the Playa Bonita Condo building (and two lots included in the sale) are in the Federal Zone- when the ZOFEMAT maps on their website confirms it and the marking points (ZF-16) are in photographs. How much political power and corruption does it take to override an official map and peoples eyesight? A three year old could look at the map and see that the Playa Bonita Condos falls mostly between the red (Federal Zone) and blue (Marine Zone) lines. Actually - the Playa Bonita Condo building and the two others are already over the blue line and are in the Marine Zone- which is a violation of Mexican law. Absolutely amazing.

Do these US American Realtors understand building condo towers (and suggesting the buyer build more on the extra lots) in front of existing homes in an established Mexican neighborhood really ticks people off? They worked their whole lives for these homes. The mayor of Rosarito lives there. Who wants to lose their ocean view, sunsets, sunlight, and property value because local corruption and stupidity trump a Federal PROPEPA map?

That realtor wasted some pesos on a drone tour of the Federal Zone. Lots of footage of the two lots included in the sale- right in front of the Project Norte they built for tourism.
